With “Warburg-HIH Deutschland Selektiv Immobilien Invest II” we offer an ESG strategy product – in accordance with Article 8 of the Disclosure Regulation. The fund invests in attractive office locations in prosperous cities in Germany. Constant demand on the tenant side, reluctance to build new offices with medium to long-term leases are the best prerequisites for a distribution yield of over four percent and sustainable increases in value.
With the fund, we are pursuing a sustainable investment process, for example by carrying out environmental due diligence. We take into account exclusion criteria with regard to energy consumption and pollution. In addition, minimum criteria for connection to public transport and the age of the properties are observed.
Both the acquisition process and the portfolio holdings undergo comprehensive ESG audits and are subject to detailed ESG reporting.
